The former Steiger Building is a six-story, L-shaped building located in downtown Hartford’s Pratt Street National Historic District. Since 1928, it has anchored the corner of Pratt Street, which is unique as the city’s lone and intact, two-sided – pedestrian streetscape. The property adjoins neighboring buildings on both Pratt and Trumbull Streets. The light brown brick, limestone, and granite street elevations are enriched with Art Deco embellishments and the lobby features significant decorative finishes. Architecturally, the rehabilitation design was cognizant of the existing high-end features that remained within the building. The result was a pristine reproduction that pays homage to the original high style of the building. Additionally, as part of the rehabilitation, the building’s mechanical, electrical, and plumbing systems were entirely upgraded with new energy-efficient equipment. The adaptive reuse of the Steiger Building serves as a catalyst for economic vibrancy in downtown Hartford. In late 2022, tenant occupancy began. The building contains ninety–seven apartment units on floors two through six and seven unique storefront retail spaces on the first floor. An eclectic mixture of seven unique spaces which include both retail and restaurants.
