From Isolated Site to Connected Neighborhood

Project Overview
The redevelopment of the Martin Luther King Apartments is part of a long-term neighborhood revitalization effort at the edge of downtown Hartford, near the historic Colt complex. The project introduces 161 apartments across a thoughtfully planned, 15-building residential development of flats, walk-ups, and townhouses. Designed to advance connectivity, placemaking, aging in place, and contextual appropriateness, the development creates a cohesive neighborhood rooted in both design intent and community life.

Master Planning, Context & Community Connection
The site is organized around a pedestrian-oriented street network shaped by a clear master plan. A larger apartment building anchors the primary corner of the site, with massing and scale informed by the nearby Colt building, while smaller walk-up buildings and townhouses are distributed throughout the interior of the site. These smaller buildings draw from the scale and character of surrounding worker housing, helping the development feel grounded in its context.

This mix of building types supports residents aging in place, allowing households to transition over time from townhouses or walk-up units to elevator-served flats within the same community. Buildings are arranged to create a rhythmic relationship between homes, streets, backyards, and shared green space. A centrally located playground and gazebo provide gathering spaces that support everyday interaction and neighborhood life.

Collaborative Design
Resident engagement played a central role in shaping the project. Early conversations with residents informed the decision to include additional townhouse units within the smaller buildings, responding directly to community input. Many current residents are expected to return upon completion, reinforcing continuity and stability within the neighborhood.

Housing Diversity & Well-Being
The development includes a range of unit types serving households across varied income levels, supporting economic diversity within a cohesive residential environment. The overall mix of housing types and building configurations allows residents to remain within the community as their needs change over time. Natural light, access to outdoor space, and landscaped common areas contribute to resident comfort and well-being.
