Housing for all: universally designed, income-integrated

Designed as an inclusive housing community, this development brings together residents of varying incomes and abilities, offering healthy, high-performance homes where design quality, resilience, and social equity are foundational, not optional. The project demonstrates that equitable, thoughtful design can shape not only buildings, but a unified and supportive community.

On a long, narrow site in Farmington, Connecticut wedged between a wetland and the I-84 connector, buffered by mature vegetation and new landscape design, a new kind of neighborhood took root. South Road emerged from a bold vision shared by a woman-led development team and a woman-led architecture firm: to create housing where beauty, equity, and performance are non-negotiable, and shared by all.

This 65-unit community brings together working families, essential healthcare employees, and adults with intellectual and developmental disabilities in a setting that prioritizes inclusion. One-quarter of the units were designed in partnership with FAVARH, whose wish list shaped a thoughtful blend of accessibility, sensory comfort, and independence that surpasses Universal Design standards. These residents had lived in other buildings by the same developer, but never in a place designed specifically for them.

The exterior expresses a minimalist take on New England vernacular: soft neutral tones, traditional materials, and carefully modulated façades that break down the building’s scale and echo both residential and commercial neighbors. While visually cohesive, the buildings offer interior diversity, one contains flats accessed by a central corridor and elevator; the other features townhome-style units with direct entries. Across 25 unique floor plans, the goal was clear: design for choice.

Behind the calm exterior, the project delivers high performance: all-electric mechanical systems, central heat pump hot water, solar panels, and grid integration. It meets LEED for Homes v4 Gold, DOE Zero Energy Ready Home standards, and a HERS Index of less than or equal to 42.

But South Road’s power lies in its quiet unity. Residents of all abilities and incomes share gathering spaces and outdoor walkways, connected not just by place, but by intention. Here, resilience is built into the walls, and community into the design.
