Historic Hartford building in Bushnell South revitalized for modern urban living

The 55 Elm Club is a 224,000 square foot adaptive reuse and mixed-use residential development in downtown Hartford. The project delivers 160 new apartment units across two connected historic buildings, reactivating a prominent property in the Elm Street Historic District. Crosskey Architects served as Architect of Record and led historic preservation efforts, with Bienfield Architecture providing Interior Design.

The 55 Elm Club blends historic preservation with modern systems and amenities. Original features such as marble flooring, granite columns, and a hand-painted coffered ceiling define the main foyer, while a restored 6,000-square-foot grand room brings back the building’s original historic scale and character.

Residential units incorporate unique historic elements, including preserved vault remnants on the third floor and restored wood flooring and decorative trim on the seventh floor. Modern high efficiency heat pump systems were integrated with minimal impact to the historic structure. The building now includes residential units and tenant amenity spaces, with the Annex Building planned for future commercial and retail use at the lower levels.

Located in the heart of Bushnell South, steps from Bushnell Park, the 55 Elm Club is a notable Hartford building. Originally built in 1926 for the Connecticut General Life Insurance Company, the building was designed by James Gamble Rogers in a distinctive 15th century Florentine palace style. A freestanding Press (Annex) Building was later connected to the Main Building by an overhead bridge, sharing similar but less ornate architectural qualities due to its more industrial use. In 1958, the building became home to several State offices.

In 2020, the property was acquired with the intent of converting the site into a mixed-use development. The redevelopment responded to a growing need for housing and amenities in Hartford, particularly in an area that had become disconnected from downtown due to past urban renewal decisions that prioritized surface parking over dense infill. Shortly after acquisition, the COVID-19 pandemic significantly impacted cities and office occupancy nationwide. Despite uncertainty, the project moved forward with a revised plan that shifted away from hotel use in favor of residential units. The 55 Elm Club contributes much needed housing and supports ongoing efforts to revitalize this part of Hartford.
