Located in the scenic Capitol Area of downtown Hartford, Connecticut, Capitol Lofts features loft-style one- and two-bedroom apartments with modern finishes; but the former Pratt & Whitney Machine Shop Company stood empty for years prior to its transformation. The complex is located in the Frog Hollow National Register Historic District at 390 Capitol Avenue. The original construction occurred in four phases between ca. 1890-1899 with an interior that is mostly open in plan with wood flooring and exposed timber and steel structural framing.

Construction to revive the complex began in September 2015 and was completed in December 2016. The redevelopment of the former Hartford Office Supply buildings introduced 89 market-rate apartments and 23 rentals for low- and moderate-income families to the Frog Hollow Neighborhood. Modern industrial units feature 15-foot ceilings; exposed brick; timber beams and columns; wood floors; contemporary appliances; large bathrooms; spacious, open floor plans; and large windows with views of the Capitol. Community amenities available to residents include abundant storage space, a lounge with kitchenette, fitness center with yoga studio, and theater.

The conversion of this vacant T-shaped factory into a combination of affordable and market-rate apartments three blocks from the Connecticut State Capitol serves as a vital link between Hartford’s emerging downtown and the ongoing revitalization of the adjacent Frog Hollow neighborhood . The project expanded the scope of the Capital Region Development Authority beyond the downtown business district and into the heart of the urban neighborhood. Frog Hollow has seen recent investments in the community that provide more opportunities for high-end residential units. Community pride has always been the cornerstone of Frog Hollow, and the redevelopment of Capitol Lofts strengthens the connection between the neighborhood, cultural district, and the central downtown area.
